El Monte is where PesPro works from. Our only office is at 12207 Chosen St, so the distance between your El Monte address and our technicians is zero miles. Its 106,000 residents live on 1920s homestead lots, in 1950s tracts, apartment blocks and mobile home parks, between the Rio Hondo and the San Gabriel River. About six in ten households rent. That mix decides the work: German cockroaches in shared buildings, bed bugs in crowded rentals, and rats on river edges, deep lots and food corridors.

Neighborhoods and landmarks we cover: Norwood-Cherrylee and the Rurban Homesteads, Arden Village and Gibson-Mariposa, Park El Monte near Flair Park, Mountain View along the San Gabriel River, Downtown and Main Street, River East, the Valley Boulevard corridor, Peck Road and Garvey Avenue.
California's Office of Historic Preservation describes El Monte as a camp on the Old Spanish Trail beside the San Gabriel River. Early in the 1850s, settlers from Texas founded a permanent town here. The state calls it the first Southern California settlement founded by United States citizens, and by then some people called it the End of the Santa Fe Trail.
PesPro, a Latino family-owned company founded in 2011, keeps its only office in this city, at 12207 Chosen St. Every route begins and ends there, so El Monte homes are the nearest stops on our map. Office hours are Monday to Friday, 8 AM to 6 PM, and Saturday, 9 AM to 3 PM, with a 24/7 emergency line. Same-day service is available for an extra fee. [3]
The city's 2021–2029 Housing Element divides El Monte into six residential neighborhoods: Norwood-Cherrylee, Arden Village, Park El Monte, Mountain View, Downtown and River East. Norwood-Cherrylee covers about a third of the city. It grew from the Rurban Homesteads, a 1920s federal experiment with deep lots meant for small-scale farming, and some homes beside the rivers still keep horses.
Arden Village, between the Rio Hondo and El Monte Airport, has small uniform lots and classic 1950s houses on land that once held farm labor camps. Mountain View, in the southeast along the San Gabriel River, mixes houses, apartments and mobile homes. River East is mostly planned multifamily developments. Each pattern opens different routes for pests, from stables and sheds on deep lots to shared walls in apartment complexes. [2]
Census estimates count 29,344 occupied homes in El Monte, and 17,552 of them, about 60%, are rented. Renting is not limited to apartments. The Housing Element reports that 51% of the city's single-family houses are rented, likely because large families need the extra bedrooms.
Crowding is common as well. Using 2015–2019 Census data, the city found 12% of all households, and 29% of renter households, living with more people than rooms. More sleepers per room means more beds, sofas and stored belongings to check when bed bugs appear. It also means prep steps must work for a full house, so we go over them in person. [1] [2]
The 1950s was El Monte's biggest building decade: about 6,100 of today's 30,333 homes date from it, and another 3,500 from the 1940s. Some 5,300 more went up in the 1960s, and the median home was built in 1965. Only about 1,660 homes are from 2010 or later. The Housing Element places roughly 72% of the stock before 1980.
Houses of that age tend to have rusted vent screens, gaps where pipes and conduit enter the walls, and worn door thresholds. Those are the openings the county's vector program tells owners to close. The census also counts about 1,380 mobile homes and some 7,300 homes in buildings of five or more units, and each type has its own weak spots. [1] [2] [22]
Restaurants and markets in El Monte are inspected by Los Angeles County Environmental Health. KTLA's 2026 roundups of its closures list at least four El Monte food businesses shut for vermin infestation. One on Valley Boulevard closed January 16, two more closed May 1 and June 1, and one on Peck Road closed August 4. KTLA explains that vermin means bugs or rodents.
Food plants answer to federal inspectors too. In 2024, Food Safety News reported an FDA warning letter to an El Monte noodle manufacturer, after a 2023 inspection found birds, rodents and insects in the plant. For El Monte kitchens and plants we work before opening or after close, with gel baits, growth regulators, traps and exclusion, and we log every visit. [9] [4] [5] [6] [7]
The San Gabriel Valley Mosquito & Vector Control District counts El Monte among its member cities and posts trap results by city. El Monte had 2 positive mosquito samples in 2021, 11 in 2022, 1 in 2024 and 4 in 2025. That year an El Monte trap gave the district its first West Nile detection of the season. By October 19, 2026, the city had 9 positive samples and 2 positive dead birds.
In October 2024 the district ran overnight truck treatments in El Monte between Buffington Road and the San Gabriel River trail. The state lists both invasive Aedes mosquitoes as present in the city. PesPro does not provide mosquito control. Report standing water or heavy biting to the district at 626-814-9466. [10] [16] [15] [14] [13] [12] [11] [17] [18]
Only about 18,100 of El Monte's 100,300 residents age five and older speak only English at home. Spanish is spoken by about 56,600, Chinese by 15,800 and Vietnamese by about 7,000. Roughly 11,700 of the Chinese speakers and 24,500 of the Spanish speakers use English less than very well.
Our technicians explain findings, quotes and prep in English or Spanish. The website can also be read in Chinese and Vietnamese, among other languages, so relatives can review a treatment plan before the visit. A family member is always welcome to join the inspection and help translate. [1]
