Pest and Rodent Control in Van Nuys, CA

Two-story 1970s stucco garden apartment building in Van Nuys with exterior walkways, carports and a strip of lawn, as a small business jet climbs through the hazy sky beyond the rooftops

Van Nuys is a neighborhood of renters. In ZIP codes 91405 and 91411, which lie mostly within it, about seven in ten households rent and nearly two-thirds of homes are in buildings with five or more units. Van Nuys Airport fills the west side, pre-1950 houses still stand among the apartment blocks, and food businesses line the boulevards. Those conditions keep rats, German cockroaches and bed bugs busy. PesPro serves Van Nuys from its only office, in El Monte, about 26 miles away.

Van Nuys at a glance

  • ZIP codes 91405 and 91411, which lie mostly inside Van Nuys, hold about 79,200 residents and 30,300 homes (US Census ACS 2020–2024).
  • About 72% of households in those ZIP codes rent, and roughly 19,800 homes, 65% of the total, are in buildings with five or more units.
  • Half of residents age 5 and up speak Spanish at home, and about one in four speaks English less than very well.
  • West Nile–positive mosquitoes turned up in Van Nuys every year from 2021 through 2026, including 10 samples so far in 2026.
  • LA County inspectors closed a convenience store on Vanowen St in March 2026 and a restaurant on Victory Blvd in August 2026 for vermin.
  • Van Nuys Airport covers about 730 acres between Roscoe Blvd, Woodley Ave, Vanowen St and Balboa Blvd, according to a 2007 airport study.

Neighborhoods and landmarks we cover: the Van Nuys Civic Center on Sylvan St, Van Nuys Blvd between Oxnard St and Roscoe Blvd, Sepulveda Blvd and the Kester Ave apartment blocks, Vanowen St near Valley Presbyterian Hospital, Sherman Way and Saticoy St, Van Nuys Airport and the Woodley Ave edge, Victory Blvd toward the Sepulveda Basin, the Van Nuys High School area on Cedros Ave.

Seven in ten households rent

Census estimates for ZIP codes 91405 and 91411 count about 28,600 households, and roughly 20,600 of them rent. Of 30,300 homes, about 19,800 are in buildings with five or more units, including some 6,500 in complexes of 50 or more. Only about 8,200 are detached houses.

The housing spans generations. About 9,600 homes date from before 1960, and another 10,300 were built in the 1970s and 1980s. The median home was built in 1973 in 91405 and in 1969 in 91411.

In buildings like these, a German cockroach or bed bug problem rarely stays in one unit. We work with tenants, owners and property managers, and for whole buildings we coordinate per-unit and common-area treatment, tenant notices and service logs. [1] [2]

Where Van Nuys begins and ends

Van Nuys has no Census boundary of its own, so the figures on this page come from the two ZIP codes that sit mostly inside it. When we laid the City of Los Angeles neighborhood map over Census ZIP areas, about nine-tenths of 91405 and three-quarters of 91411 fell in Van Nuys. The rest belongs to Valley Glen and Sherman Oaks.

Two other Van Nuys ZIP codes are more mixed. ZIP code 91401, home to the civic center on Sylvan Street, lies mostly in Valley Glen and Sherman Oaks. ZIP code 91406 combines Van Nuys Airport with Lake Balboa and part of the Sepulveda Basin. We left both out of the numbers, but we serve every address that says Van Nuys. [3] [1] [2]

The airport, the creeks and the basin edge

Van Nuys Airport covers about 730 acres from Roscoe Boulevard south to Vanowen Street, between Woodley Avenue and Balboa Boulevard, according to a 2007 airport study. Its hangars, ramps and landscaped strips sit right beside apartment blocks and houses.

Southwest of the neighborhood lies the Sepulveda flood control basin. There, the US Geological Survey monitors the Los Angeles River at Burbank Boulevard, Woodley Creek and Bull Creek, all near Van Nuys. UC researchers note that vegetation along rivers and streams makes good roof rat habitat, so blocks near the basin and the airport fence are likely to see more rodent traffic.

On those edges, our rodent plans lean on sealing and on snap traps in locked stations, rather than loose bait that pets or birds of prey could reach. [4] [5] [26]

West Nile virus in Van Nuys, every season since 2021

The Greater Los Angeles County Vector Control District has logged West Nile–positive mosquito samples in Van Nuys in each of the last six seasons. The counts were 3 in 2021, 8 in 2022, 4 in 2023, 4 in 2024, 9 in 2025 and 10 so far in 2026. The first positive came on July 8 in 2025 and on July 22 this year.

Nearby Valley communities have been busy too: in 2025, Lake Balboa and Valley Glen each logged 13 positives. The county's first West Nile death of 2026, announced in August, was a San Fernando Valley resident. Half of the 15 county cases logged by then were Valley residents as well.

The state lists Aedes aegypti and Aedes albopictus, two invasive daytime biters, as present in the City of Los Angeles as a whole. PesPro does not treat mosquitoes. The district works from a Valley office in Sylmar, (818) 364-9589, and takes service requests at GLAmosquito.org. [6] [7] [8] [9] [10] [11] [15] [14] [12]

Food businesses on the boulevards

LA County inspectors have closed Van Nuys food businesses for vermin twice in 2026. A convenience store on Vanowen Street was shut from March 16 to March 18. A pizza restaurant on Victory Boulevard was closed on August 4.

For restaurants, markets and cafes along Van Nuys Boulevard, Sepulveda, Victory and Sherman Way, we schedule visits outside business hours. We rely on food-area-labeled gel baits, growth regulators, traps and exclusion, and each visit leaves a log for the inspector who sets your letter grade. [16] [17]

Who handles what in Van Nuys

Several public agencies cover parts of the pest picture. For rats on another property, the vector control district refers residents to the county's Vector Management Program, (626) 430-5450. In October 2018, neighbors reported rats on Wyandotte Street, in an area NBC placed in Lake Balboa just west of the airport. A county Public Health inspector counted more than 20 droppings in a driveway there.

Tenants with unresolved habitability problems can call the LA Housing Department's Code and Rent Helpline at (866) 557-7368. LA Animal Services, whose East Valley shelter is at 14409 Vanowen St in Van Nuys, gives advice on wildlife but no longer traps it. PesPro handles the work in and around your building: rodents, cockroaches, bed bugs, ants, spiders, fleas, wasps and bees. [13] [18] [20] [22]

Pest control in Van Nuys: common questions

Is PesPro located in Van Nuys?

No. Our only office is at 12207 Chosen St in El Monte, about 26 miles away. Technicians reach Van Nuys on scheduled routes, so call to confirm your address and choose a time that suits you.

My address says Van Nuys, but my neighborhood council is Lake Balboa. Will you still come?

Yes. Mailing names and neighborhood lines do not match neatly here. ZIP code 91406, for example, covers Van Nuys Airport, much of Lake Balboa and part of the Sepulveda Basin. We schedule by street address, not by neighborhood label.

Who should I call about mosquitoes or West Nile virus in Van Nuys?

The Greater Los Angeles County Vector Control District, which covers the City of Los Angeles. Its Valley office in Sylmar is at (818) 364-9589, and requests can be filed at GLAmosquito.org. PesPro does not provide mosquito control.

My landlord is not fixing a roach or rat problem. What are my options?

Report it to the owner or manager in writing first. If nothing changes, the LA Housing Department takes habitability complaints at (866) 557-7368, and its inspectors can give the owner up to 30 days to make repairs. We can also quote the owner for treating the unit and the building.

Can the technician explain the plan in Spanish?

Yes. Our whole team is bilingual in English and Spanish, which matters in a neighborhood where about half of residents speak Spanish at home. Findings, prep checklists and re-entry instructions can be explained in either language.

How fast can someone come out to Van Nuys?

Office hours are Monday to Friday 8 a.m. to 6 p.m. and Saturday 9 a.m. to 3 p.m., with a 24/7 emergency line. Same-day service is available for an extra fee when the route allows.

How is pest control priced for an apartment building?

For buildings we quote per unit plus common areas such as trash rooms, laundry rooms and carports. A technician walks the property first, and the owner or manager receives a free written quote listing what is included.
