Pest Control Services in Hawthorne, CA

Three-story 1970s stucco apartment buildings with ground-level carports along a wide South Bay street, with the flat roofs of hangars and industrial buildings beyond under a hazy sky

Hawthorne is a renters' city. About 73% of households rent, and more than half of all homes are in buildings with five or more units. Close to a third are in complexes of 20 units or more. In buildings that size, a cockroach, bed bug or rodent problem often reaches beyond one apartment, so we plan with property managers as well as tenants. PesPro works from one office in El Monte, about 21 miles away, with technicians who speak English and Spanish.

Hawthorne at a glance

  • About 85,200 residents live in roughly 31,300 homes, and 72.8% of occupied homes are rented (US Census ACS 2020–2024).
  • About 16,400 homes, or 52%, are in buildings of five or more units; roughly 9,700 are in buildings of 20 or more.
  • More homes date from the 1950s, about 6,600, than from any other decade, and the median home was built in 1970.
  • A dead bird from Hawthorne tested positive for West Nile virus in August 2025, the only positive bird the LA County West Vector Control District logged that year.
  • The California Department of Public Health lists Aedes aegypti, an invasive mosquito, as present in Hawthorne.
  • Hawthorne Municipal Airport, the former Northrop Field, covers roughly 175 acres, according to a US Army Corps of Engineers history.
  • A court order required the owners of the long-vacant Hawthorne Mall on Hawthorne Boulevard to start demolition by August 14, 2026.

Neighborhoods and landmarks we cover: the Hawthorne Boulevard corridor, blocks around the former Hawthorne Plaza site near W 120th St, streets near Hawthorne Municipal Airport and Crenshaw Blvd, apartment streets off El Segundo Blvd and Rosecrans Ave, the Prairie Ave corridor, west-side blocks along the I-405, north-side blocks along the I-105 and the Metro C Line.

A city of large apartment complexes

Hawthorne fits about 85,000 people into roughly 6.1 square miles. Of its 31,300 homes, only about 8,400 are detached houses. About 4,400 are in duplexes to fourplexes, 6,700 in buildings of 5 to 19 units, 5,600 in buildings of 20 to 49, and 4,000 in complexes of 50 or more. Nearly 21,900 households rent.

Large complexes concentrate what pests use: shared trash enclosures, laundry rooms, plumbing stacks and frequent furniture moves. A German cockroach colony or a bed bug introduction in one unit can reach several others before anyone reports it. Our multi-unit programs therefore cover individual units and common areas together, with tenant notices and digital service logs.

Renters also have a county backstop. LA County Public Health inspects about 60,000 apartment buildings of five or more units in cities that use the county health code. Its inspectors look for vermin such as cockroaches and rodents. The county names Glendale and Torrance as cities where it lacks that housing authority; Hawthorne is not on that list. [1] [2]

Two building waves: the 1950s and the 1970s–80s

About 6,600 of Hawthorne's homes were built in the 1950s, more than in any other decade on the Census table. Another 10,700 went up between 1970 and 1989, and the median home dates to 1970. Fewer than 1,700 homes were built in 2010 or later.

Each era brings its own weak spots. Houses from the 1950s are now about 70 years old, so worn vent screens, eaves pulling away from stucco and gaps under garage doors are likely. Apartment buildings from the 1970s and 1980s tend to have carports, enclosed trash areas and stacked kitchens that share plumbing chases, which suit German cockroaches and rodents. [1]

Hangars, workshops and the airport edge

Hawthorne Municipal Airport began as Northrop Field, and P-61 Black Widow night fighters were once assembled there. A US Army Corps of Engineers history puts the airport at roughly 175 acres. It also describes the former Air Force Plant 10 on its grounds, where military aircraft were designed, built and tested.

UC IPM notes that roof rats do well in residential and industrial areas with mature landscaping. An airfield with hangars and workshops next to older neighborhoods likely offers that mix, and for businesses there the pest work looks different from a house call.

For hangars, workshops, warehouses and break rooms, we set exterior monitoring along walls and fence lines and check dock and roll-up door seals. Written service logs give facility managers something to hand to auditors. [3] [18]

The Hawthorne Mall teardown

The Hawthorne Plaza mall stretches across a full block of Hawthorne Boulevard. It had been vacant for nearly 30 years when a court ordered its owners to act in September 2025. The city's 2021 nuisance lawsuit called the site a magnet for illegal dumping, graffiti and encampments.

In August 2026 the city announced a new order requiring demolition to begin by August 14. Work runs from the south end of the site to the north, with haul trucks using West 120th Street. None of the coverage we read mentions rodents.

Still, long-vacant buildings and dumped debris are likely rodent shelter, and heavy demolition can disturb whatever lives inside. Homes and businesses on the surrounding blocks should watch for fresh droppings, gnawing or burrows near walls, and seal gaps under doors and around pipes sooner rather than later. [4] [5]

West Nile, Aedes and bees: the district's job

Hawthorne is served by the Los Angeles County West Vector Control District, based at 6750 Centinela Ave in Culver City, (310) 915-7370. In 2025 the district's only West Nile–positive dead bird came from Hawthorne, detected August 26. Neighboring Lawndale had positive sentinel chickens in 2024, 2025 and 2026.

The California Department of Public Health lists Aedes aegypti as present in Hawthorne. The district notes that invasive Aedes can breed in containers holding as little as a teaspoon of water, so emptying saucers, buckets and toys each week helps. PesPro does not offer mosquito control; report problems to the district.

The district also says it removes Africanized honey bee swarms and nests on request when people feel their safety is at risk. Residents can report bees or yellow jackets by phone. PesPro removes wasp and yellow jacket nests and relocates live bees when feasible. [6] [8] [7] [9] [12] [10] [11]

Fleas, rats and typhus in South LA County

LA County Public Health counted 220 flea-borne typhus cases in 2025, the most on record. It investigated a localized outbreak in Willowbrook, an unincorporated South LA County neighborhood east of Hawthorne. The numbers are county-wide; no public report we found lists cases in Hawthorne.

The county says infected fleas ride on rats, stray cats and opossums and are often carried indoors by pets. Year-round flea control, tight trash lids and sealed openings under homes cut that exposure, and the last step overlaps with our rodent exclusion work. [13]

Languages spoken at home

Census figures show 44.5% of Hawthorne residents age five and older speak Spanish at home, and about 14,700 of them speak English less than very well. Smaller groups speak Tagalog (about 1,300) and Vietnamese (about 900).

Our technicians work in English and Spanish, in person and by phone. The website can also be read in Tagalog, Vietnamese and seven other languages, which helps family members review prep steps, though service itself is in English or Spanish. [1]

Pest control in Hawthorne: common questions

Does PesPro serve Hawthorne from El Monte?

Yes. Our one office is at 12207 Chosen St in El Monte, about 21 miles from Hawthorne, and we have no South Bay branch. Call with your address so we can confirm it is on our route and offer a visit time. Same-day service is available for an extra fee.

Do you work with Hawthorne property managers and HOAs?

Yes. We run pest programs for more than 500 multi-unit properties. For a Hawthorne complex that usually means per-unit treatment plus common areas, tenant notification templates, digital service logs and coordination with the owner's duties under California Civil Code section 1941.1.

A tenant filed a county complaint about roaches. What happens next?

LA County Public Health sends the owner a Courtesy Notice to Abate that lists the alleged violations and sets a compliance date 21 days out. Owners who call us early can have an inspection, treatment records and a building plan in hand before that date.

Who handles bees and mosquitoes in Hawthorne?

The LA County West Vector Control District handles mosquitoes and removes Africanized honey bee swarms on request; call (310) 915-7370, or 911 for a bee emergency. PesPro removes wasp and yellow jacket nests and relocates live bees when feasible.

Do you service businesses near Hawthorne Municipal Airport?

Yes. We set up commercial programs for hangars, workshops, warehouses, offices and restaurants, with visits before or after working hours, exterior monitoring and written logs. Food areas get only products labeled for that use.

Can someone explain the treatment in Spanish?

Yes. Every technician speaks Spanish as well as English, and written checklists come in both. Relatives who read Tagalog or Vietnamese can review our website in those languages, though visits and calls are in English or Spanish.

How is pest control priced for a Hawthorne apartment or home?

Price depends on the pest, the size of the unit or building, how many units are involved and how much sealing is needed. A technician looks at the property first, and you get a free written quote before anything is applied.
