Pest control in Los Angeles is priced by the job, not from a flat menu. The pest, the size of the property, how far the infestation has progressed, and whether you want one visit or a recurring plan set the price. PesPro provides a free written quote, and bed bug and cockroach jobs are quoted after an inspection. This guide explains each price driver, what a quote should include, and how to compare two quotes fairly.
What decides the price of pest control in Los Angeles?
Four factors set most of the price: the pest, the property, the stage of the infestation, and the service frequency. Each one changes the labor, the product and the number of visits.
- The pest. Ants, spiders, silverfish and earwigs fall under a general pest control plan with a predictable scope. Bed bug treatment and cockroach control need more labor, more product and follow-up visits, so they cost more per job. Rodents are priced as a control program of trapping, monitoring and prevention.
- The property. Square footage, the number of rooms or units, construction type and access all change the time on site.
- The stage of the infestation. Bed bugs caught early in one bedroom cost less than bed bugs in every room and the sofa. The CDC notes that early detection and eradication make bed bug infestations easier to control.
- Frequency. One-time treatments are priced per visit. Recurring plans spread the cost across the year and include scheduled returns.
Is a one-time treatment or a recurring plan cheaper?
A one-time treatment is cheaper today. Over a year, the answer depends on how often the pest comes back, and across Southern California the common pests come back every season.
PesPro runs general pest control as a subscription with bi-monthly or quarterly visits. Argentine ants, spiders and cockroaches keep re-entering from outside. Rodent control also runs as a program of trapping, monitoring and prevention, because new rodents keep arriving from river corridors and hillsides. A one-time visit fits a contained problem, such as a wasp nest by a door.
How are apartment buildings and restaurants priced?
PesPro prices multi-unit buildings per door, and the per-door rate drops as the building gets larger. Restaurants are priced by square footage and risk profile, usually as recurring monthly service.
PesPro's programs for property managers and HOAs cover each unit plus the common areas, with tenant-notification templates, digital service logs and consolidated invoicing. UC IPM notes that the German cockroach is the most common indoor species in California, especially in multi-unit housing. Severe infestations may spread to other parts of a building. Treating one unit at a time usually costs more over a year than a building program.
Restaurant pest control is built around the LA County Department of Public Health letter-grade inspection, with service before opening or after close. Emergency remediation after a failed inspection is available the same day for an extra fee, when the route allows.
How does the quote process work?
You contact PesPro, a technician inspects, and you receive a free written quote. Bed bug and cockroach treatments are quoted after the inspection because severity drives the scope.
- Contact. Request a quote online or call (323) 472-5329. The team is bilingual in English and Spanish.
- Inspection. The technician identifies the pest and locates the harborage, the entry points and the conditions feeding the problem. UC IPM notes that state law requires pest control companies to identify the target pest before any pesticide is applied.
- Written quote. Ask that it name the pest, the plan, the number of visits and the methods, with one total. The quote is free.
- Written notice before treatment. State law requires a written notice before treatment starts. It must name the pest, the pesticide products and their active ingredients, and how often applications will occur if more than one treatment is planned.
What is included in the price, and what is not?
The quote lists every visit it covers, and anything not on it is not included. At PesPro these items are separate or carry their own terms:
- Same-day service. Available for an extra fee, and only when the route allows, across Los Angeles and San Bernardino counties. See how same-day pest control works.
- Follow-up visits for bed bugs and cockroaches. They are part of the quoted plan and are paid visits, not free add-ons. Ask how many are planned before you sign.
- Rodent exclusion. Sealing gaps, vents and utility penetrations is a separate service from the trapping program. Rodent exclusion versus baiting explains when it pays off.
- Preparation. Bed bug and cockroach treatments need preparation by the resident, and PesPro provides the checklist. It costs time, not money, and skipping it weakens the treatment. See the bed bug prep checklist.
- Pests outside the scope. PesPro does not treat termites or mosquitoes. For termites, call a termite-specialty company.
- The guarantee. Every service carries a 30-day guarantee. For cockroaches, bed bugs and rodents, a third visit within 30 days is included at no extra cost if the problem reappears. For other pests, a return visit within 30 days costs 30% of the original price. A lower quote with no written return terms can cost more if the pest comes back in week three.
How do you compare two pest control quotes?
Compare the scope, not the bottom line. UC IPM recommends contacting at least three companies. Each should give you a written diagnosis, an identification of the pest and details of its management strategy. Line the quotes up on these points:
- Same pest, in writing. Both quotes should name the pest and where it lives.
- Same number of visits. Count the initial visit, the follow-ups and any monitoring.
- Methods named. For cockroaches, UC IPM finds that baits provide better control than sprays, and that pesticides alone will not solve the problem. A plan built on sanitation, baiting and exclusion does more than spraying.
- Products disclosed. The written notice must list the pesticide products and their active ingredients. You may also request a copy of the pesticide label and the Safety Data Sheet, which describe known hazards and precautions. The California Department of Pesticide Regulation publishes information on each active ingredient, so you can look up what the notice lists.
- License and insurance. Verify the company through the Structural Pest Control Board license search. PesPro holds California license PR-6378 and carries $2M in liability coverage. The Board also investigates complaints about poor workmanship, failure to complete work and false advertising, and a complaint must be filed within two years.
- Credentials. PesPro is QualityPro certified, a credential held by fewer than 3% of pest control companies in the United States. GreenPro is a certification you ask for when requesting the quote; it is not the default service.
Frequently asked questions
Why does PesPro inspect before quoting bed bugs and cockroaches?
Because severity sets the scope, and scope sets the price. One bedroom with early activity and a whole apartment with bugs in the furniture are different plans. The CDC advises contacting a pest control company experienced with treating bed bugs, and experienced companies look before they quote. The inspection produces a written quote, and the quote is free.
Why does same-day service cost extra?
Because it depends on the route. PesPro offers same-day service for an extra fee, and only when a route allows a stop at your address that day. Call the 24/7 line at (323) 472-5329 to confirm whether a same-day visit is possible for your address and what it costs.
Can I get a price over the phone?
Not for bed bugs or cockroaches. Those jobs are quoted after the inspection because severity drives the scope. When you call, the team can explain how the plan works and schedule the inspection. The written quote that follows is free. For general pest control, ask about the bi-monthly and quarterly subscription options and the one-time alternative.
