Behind the estates: a majority-renter city
Beverly Hills is known for its single-family streets, but Census estimates tell a fuller story. Of about 16,600 homes, only 36.8% are detached houses, while 52.0% are in buildings of five or more units. Some 59.0% of the city's 14,400 households rent.
That apartment stock is where German cockroaches are most at home. UC IPM calls the German cockroach the most common indoor species in California, especially in multi-unit housing, and notes that severe infestations may spread to other parts of a building. In a Beverly Hills apartment building, we plan treatment around the units that share plumbing walls, not only the one that called.

City code enforcement or county health: who takes a cockroach complaint
The City of Beverly Hills publishes a tenant guide that sorts housing complaints by who should handle them. Rodents and cockroaches sit in its 'maybe' column, with tenants pointed to the County of Los Angeles Health Department at (888) 700-9995, while faulty plumbing, broken heating and structural hazards go to the city's Code Enforcement team at 310-285-1000.
The county's Environmental Health inspectors check apartment buildings of five or more units, and investigate complaints about smaller buildings, for health code violations that include vermin such as cockroaches. Because a leak under a sink is both a plumbing problem and a water source for roaches, a tenant may end up dealing with both offices.
For owners and property managers, a documented treatment plan is the best answer to either office. Each PesPro visit ends with a written summary of findings, treated areas and the repairs that would keep roaches out.

Pre-war buildings and Wilshire Boulevard kitchens
More than a quarter of Beverly Hills homes (28.5%) were built in 1939 or earlier, and the median home dates to 1958. Plumbing of that age is likely to have gaps where pipes pass through walls and floors, and UC IPM notes that American cockroaches reach ground floors from sewers when pipes are damaged or drain traps are faulty. In older buildings we check floor drains, cleanouts and pipe openings along with the kitchen.
On the commercial side, a KTLA roundup of LA County Public Health closures lists a restaurant on Wilshire Blvd in Beverly Hills closed for vermin infestation on March 27, 2025; the listing does not say which pest was involved. Our restaurant service is scheduled before opening or after close, relies on gel baits, growth regulators and trapping instead of spraying near food, and logs each visit around what inspectors check.
