In Chino, bed bugs usually arrive with people rather than with an old building: a move into a new apartment, a used bed frame, a relative's suitcase. South Chino's newer complexes see constant move-ins, so we confirm the problem first, treat where the bugs actually rest and schedule the paid return visits that catch the next hatch.
In ZIP code 91708, home to The Preserve, 52% of households rent and more than half of all homes were built in 2010 or later (US Census ACS 2020β2024).

Census estimates for ZIP code 91708 count about 2,980 renter households and roughly 1,200 homes in buildings of five or more units. More than half of all homes there, 54%, were built in 2010 or later. Citywide, about 9,800 Chino households rent and close to 2,000 homes sit in complexes of 50 units or more.
New construction has no cracks worn open by time, but that has little to do with how bed bugs spread. San Bernardino County's guidance notes that they ride in clothing, luggage, furniture, bedding and laundry, and move through pipes, wall spaces and air ducts. In a busy leasing building every move-in is a chance, so we ask about the units on each side, above and below before choosing a plan. [2] [1] [22]
San Bernardino County inspects multi-unit housing in its unincorporated areas, Yucca Valley and Chino Hills, but not in the City of Chino. Its hotel and motel program skips Chino too. Within the city, the Community Preservation Division handles property conditions such as unmaintained pools, trash and mold. It sends landlord-tenant disputes to the Inland Fair Housing and Mediation Board at 909-984-2254.
In practice, a bed bug problem in a Chino rental gets settled between the tenant, the owner and the manager. Report bites or bugs early and in writing. For property managers we set up unit-by-unit protocols, tenant notices and a written record of every inspection and treatment, coordinated with the owner's duties under California Civil Code 1941.1. [21] [20] [23]
Preparation decides how well a bed bug treatment works. The county's guidance for lodging operators and guests recommends sealing personal items in plastic bags and washing and drying laundry on the hottest settings before it comes back inside. It also says to double-bag anything thrown out and never to replace an infested bed with a used one. Our written checklist follows the same logic, room by room.
Chino households speak many languages. Census estimates count about 26,400 residents who speak Spanish at home and about 6,700 who speak Chinese, some 4,000 of whom speak English less than very well. Our technicians explain each step in English or Spanish, and the checklist comes in both. The website can be read in Chinese, though service itself is in English or Spanish. [22] [1]
We inspect beds, upholstered furniture and nearby rooms, and ask whether neighbors have reported bites before recommending a plan.
A residual chemical, a Beauveria bassiana fungal treatment or both, worked into the seams, cracks and voids where bed bugs rest.
Paid follow-up visits, part of the quoted plan, re-check treated rooms once surviving eggs have had time to hatch.

Read the originalBed bugs do not need old cracks. They usually arrive in luggage, moving boxes, used furniture or laundry, and San Bernardino County notes they can also travel through pipes, wall spaces and ducts. A new building with frequent move-ins can pick them up from any unit, which is why we ask about your neighbors.
Not routinely. The county's apartment program covers its unincorporated areas, Yucca Valley and Chino Hills, not the City of Chino. Chino's Community Preservation Division handles property conditions, and the Inland Fair Housing and Mediation Board offers landlord-tenant counseling and mediation.
A residual chemical treatment, a biological treatment built on the fungus Beauveria bassiana, or a combination, chosen after the inspection. Applied in the right places, both reach eggs, nymphs and adults. We do not use heat, steam or freezing, and we give you written re-entry guidance for people and pets.
Yes. They are part of the plan we quote, but each one is a separate paid visit. Eggs laid before the first treatment can hatch afterward, so most homes need at least one return. You will know how many visits we expect before you book.
Seal clothing and bedding in plastic bags, wash and dry it on the hottest settings the fabric allows, and keep it bagged until the treated rooms are ready. Do not move items to another room or a relative's home first. Your written checklist covers every step, room by room.
Yes. We work through a building unit by unit, starting with the reported apartment and its neighbors, provide tenant-notification templates and keep digital service logs. PesPro handles pest service for more than 500 multi-unit properties, with protocols built around landlords' duties under California Civil Code 1941.1.
Bed bugs reach Chino homes as passengers: in a suitcase after a hotel stay, inside a secondhand couch, in a guest's bag, or through a shared wall along pipes and wiring. Once inside they stay within a few feet of where people sleep, in mattress piping, box-spring joints and couch seams.
Southern California's mild climate removes the winter pause. Indoor temperatures between 70 and 82 degrees keep eggs hatching in roughly two weeks and nymphs maturing all year, so an infestation that starts in autumn is well established by spring.
A technician first checks beds, frames, headboards, upholstered furniture, baseboards and outlet plates for live bugs, eggs, cast skins and dark fecal spotting, and rules out carpet beetles and fleas. The written quote is free and follows the inspection, because room count and infestation depth set the scope.
Residual chemical applications then go into the seams, cracks, frame joints and voids where every life stage shelters, never broadcast over bedding. A fungal application covers the routes bed bugs travel to the bed, so bugs resistant to common insecticides still carry spores home. A paid follow-up visit is scheduled around the egg hatch.
Bag bedding and clothing inside the affected room, wash hot and dry at least 30 minutes, and keep clean items sealed until cleared. Bag floor clutter and leave it in the room to be treated. Empty nightstands, pull the bed from the wall, vacuum the seams and put the sealed vacuum bag in an outdoor bin.
Do not fog or spray beforehand; it scatters bugs into the walls and the next room. Do not discard the mattress before the inspection; most can be treated and encased. Seeing a few bed bugs in the first two weeks is normal: eggs already in the cracks keep hatching.
Every PesPro service carries a 30-day guarantee, and bed bugs sit in the strongest tier: if bed bugs reappear within 30 days of your treatment, PesPro returns for a third visit at no extra cost. For most other pests, a return visit inside that window costs 30% of the original price.
The quote is free, written after the inspection and never over the phone. It reflects how many rooms and furniture pieces are involved and how established the infestation is; follow-ups are listed as separate paid visits. Chino multi-unit buildings are quoted per door, with rates that fall as the building grows.
Same-day service is available for an extra fee. It earns its cost when live bugs show in more than one room, when infants or older adults sleep in the home, or when a rental or short-term unit must be turned over quickly. The emergency line, (323) 472-5329, answers around the clock.
California's bed bug rules for rental housing, as summarized by the state Department of Public Health, require a written bed bug notice for new tenants, inspection findings shared with tenants in writing within two business days, notice to all tenants when common areas are infested, and no renting of a unit known to be infested. That is general information, not legal advice.
PesPro's multi-unit work is built around that paperwork: units beside, above and below a reported unit are inspected in the same visit, each unit is documented for the manager's file, and tenant-notification templates and digital service logs are available to HOA boards and health inspectors. More than 500 multi-unit properties run on this routine.
Not entirely. The first visit treats adults, nymphs and reachable eggs, but eggs glued deep in cracks keep hatching for about two weeks. The paid follow-up is timed for that hatch and retreats wherever live bugs remain.
The scheduled follow-up is a separate paid visit. The 30-day guarantee is different: if bed bugs reappear within 30 days of your service, the third visit is included at no extra cost. Both are written into the quote.
The inspection decides. If evidence is limited to one sleeping area, a narrower scope goes into the quote. If bugs show in a second room or a couch, treating one spot leaves a reservoir that reinfests the first.
Written inspection findings in time to share with the tenant within two business days, a record of which units were inspected and treated, and templates for the notices California requires. A certificate of insurance is available on request.
When live activity is confirmed, yes: every night of delay means more feeding, more eggs and more belongings exposed. With bites but no evidence, a standard inspection appointment costs less and answers the real question first.
