525 mobile homes and the skirting around them
Census estimates count about 525 mobile homes in South El Monte, close to 10% of the city's 5,292 housing units. In a manufactured home, the drain lines and water supply run through the floor into the enclosed space behind the skirting. When skirting panels crack or pull loose, that space stays shaded and damp, the kind of harborage UC IPM associates with outdoor species such as the Oriental cockroach, which favors cool, dark, damp spots, and the American cockroach, which moves in from sewers and meter boxes.
German cockroaches arrive differently: in grocery bags, cardboard and secondhand appliances, and then they settle into the kitchen. For a mobile home we check under the sink, around the water heater and behind the stove, then look beneath the skirting where we can reach. Bait and dust go where the roaches actually harbor, and gaps where pipes pass through the floor get noted for sealing.

Houses from the 1950s, half of them rented
The 1950s were South El Monte's biggest building decade: about 1,815 of today's homes, roughly a third, date from then, and the median home was built in 1959. About two-thirds of the housing is detached houses. Of the city's 5,087 households, 2,517 rent, almost exactly half.
In houses of that age, the larger roaches usually come from below. UC IPM explains that American cockroaches forage from sewers into the ground floor when pipes are damaged or the water traps in drains are faulty, so floor drains, cleanouts and rarely used tubs deserve a look, along with garage door gaps. German cockroaches in the kitchen call for a separate, indoor bait plan.
About 11,200 South El Monte residents speak Spanish at home, roughly 62% of those age five and older, and about 2,000 speak Chinese. Our technicians explain every step in English or Spanish, and the written prep list comes in both.

Workshops, warehouses and Garvey Avenue kitchens
In March 2026 the City of South El Monte opened public review of an Arts District overlay for about 192 acres centered on Chico Avenue and Rush Street, land now zoned for manufacturing, commercial manufacturing and single-family homes. The plan would add housing, restaurants and hotels next to the makers, wholesalers and distributors already working there, in the same 91733 ZIP code as PesPro's office.
Where shipping docks and houses share a block, cardboard and pallets are a likely way for German cockroaches to move around. UC IPM advises inspecting deliveries before they reach a kitchen and checking boxes and appliance motors for egg cases. In workshops and warehouses we focus on break rooms, restrooms, loading areas and stored cartons.
Food businesses are inspected by LA County Environmental Health. After a September 11, 2025 inspection, the county temporarily closed a South El Monte restaurant on Garvey Avenue for a vermin infestation along with ventilation and sanitation problems, according to WhatNow's report of the county record. The record does not say whether the vermin were insects or rodents.
