Septic systems instead of a citywide sewer
Most of Malibu is not connected to a public sewer. The Los Angeles Times reported in May 2025 that the city still relies largely on septic systems, that the first phase of a Civic Center sewer was finished only in 2018, and that the council was weighing a sewer along Pacific Coast Highway after the January 2025 fire.
That changes the cockroach picture. UC IPM describes the American cockroach as a sewer and storm-drain dweller that forages into buildings through damaged pipes and faulty drain traps. With little municipal sewer in most of the city, that route is likely less important here than in older sewered neighborhoods, though drains, cleanouts and septic access lids still deserve a look. The species we expect to see more often are the outdoor ones: Oriental and Turkestan cockroaches living in meter boxes, leaf litter, ground cover and the gaps in poured concrete.

Mobile home parks and the space under the floor
Census estimates count 904 mobile homes in Malibu, about 14% of the city's 6,434 housing units, an unusually high share for coastal Los Angeles County. A manufactured home sits on piers with a skirted crawlspace underneath, where plumbing runs, soil stays damp and leaves collect.
UC IPM notes that the Oriental cockroach prefers cool, dark, damp places, moves slowly, stays near ground level and cannot climb smooth surfaces, so it often ends up trapped in a tub or sink. A crawlspace under a coach is close to ideal for it. For these homes we inspect the skirting and the ground underneath, treat the perimeter and entry points, and place bait where roaches come up along plumbing.

Second homes, empty weeks and things coming back from storage
Of Malibu's 6,434 housing units, 2,035 were vacant in the latest Census estimates, and 964 of those are held for seasonal, recreational or occasional use. A house that sits closed for weeks gives roaches quiet time, and a drain that is never run can lose the water in its trap, which UC IPM identifies as an entry route for cockroaches from drain lines.
Many households are also rebuilding or returning after the January 2025 fire, which the Los Angeles Times reported burned 327 homes along nearly four miles of Pacific Coast Highway. UC IPM advises checking appliances, furniture and boxes before they come indoors, because cockroaches and their egg cases travel in them. If you are moving belongings back from storage, a quick inspection of the boxes is worth doing before they reach the kitchen.
